Auction purchases are generally unconditional in many states—meaning you must complete even if you discover issues later. Read the contract and vendor statement with a conveyancer before registering to bid.

Order a building and pest inspection for older stock; for new builds, review warranties and builder track record. Do not assume display-home finishes match the contract spec.

Confirm your lender's valuation expectations and avoid relying on listing agents' price guides alone. Comparable sales within 400–800 metres and recent dates matter more than six-month-old medians.
